Details: Borinquen Court is a 145 unit HUD sponsored apartment building for older people and/or people with physical disabilities located in the Mott Haven neighborhood in the Bronx. Our goal is to provide safe and affordable housing that supports the dignity and interdependence of each tenant. Borinquen Court was developed and constructed by the Borinquen Court Housing Development Corporation under the US Department of Housing and Urban Development’s (HUD) 202 program for elderly and handicapped persons. It opened in 1981. The community remains proud that this was the first 202 project sponsored by a Puerto Rican organization in the United States. WSFSSH acquired the building on February 28, 2011 through the participation of HUD and the New York City Department of Housing Preservation and Development (HPD). Through the refinancing of the building, WSFSSH has completed a $12 million renovation of the building, including significant structural, mechanical and aesthetic improvements. WSFSSH has continued the Section 8 Housing Assistance Payment Contract with HUD, under which households pay 30% of their adjusted monthly income to rent. Details: GrandParent Family Apartments is a collaborative project among Presbyterian Senior Services (PSS), West Side Federation For Senior and Supportive Housing, Inc. (WSFSSH), and New York City Housing Authority (NYCHA). GrandParent Family Apartments provides housing and supportive services to 50 families of elders (usually grandparents) who are raising a much younger generation (usually their grandchildren). Presbyterian Senior Services began to address the needs its senior center participants who were raising their grandchildren by developing support groups for the elders and services for the children. It quickly became apparent that one of the most crucial needs for these families was housing - supportive housing to meet the complex needs these families face. David Taylor and PSS approached Laura Jervis and WSFSSH for consultation about housing development. Soon the two agencies were working together to create a new kind of housing that would make supportive housing for grandparents raising grandchildren a reality.One of PSS’ senior centers is located in a NYCHA senior housing building in the Bronx which had a NYCHA-owned vacant lot next door. NYCHA joined the project in order to be able to adequately address the needs of residents of senior buildings who had become responsible for raising their grandchildren or great-nieces or great-nephews. A model building for a model program was designed and built on that once empty NYCHA lot at the corner of Prospect Avenue and 163rd Street in the Morrisania neighborhood of the Bronx. Elders and children were active participants in the design of the building. The building includes a ground floor activity center and garden, apartments with emergency cords in bedrooms and grab bars in the bathrooms, and 24 hour staff and support. PSS-WSF GrandParent Family Apartments opened May 25, 2005. PSS provides social services including family services, services specifically for elders, and an active after-school program for children. WSFSSH provides the housing and housing management services. NYCHA provided the land for the building and provides a yearly operating subsidy for the building.

Details: West Farms Square is an affordable housing development which consists of eight buildings and 526 units, originally constructed in the early 1970’s. Although the development had been maintained on an as-needed basis few substantial improvements were made in its first 40 years of existence. In May 2011, Fordham Bedford Housing Corporation (FBHC) teamed up with University Neighborhood Housing Program (UNHP) to begin a much needed overhaul of the complex. By addressing deferred maintenance items and performing significant renovations the aim was to restore these affordable homes, improve energy efficiency, and reduce operational costs. Bathrooms and kitchens have been renovated. Kitchens were equipped with Energy Star rated appliances and low-flow faucets. Electrical upgrades included sub-metering to track energy consumption on the unit level, new hallway lighting, and infrared occupancy sensors in utility rooms. The site’s original single boiler was replaced with six high-efficiency boilers, and the steam heat system replaced with hydronic baseboards. Each unit is now equipped with a thermostat to control temperature and prevent wasted energy. The addition of three micro turbine-generators supplement electricity needs and the heat by-product will produce hot water. The roofs on all of the buildings have been coated with highly reflective paint as part of the NYC Cool Roofs program. The grounds have been transformed from largely chained off, unusable spaces into secure recreational areas for residents. The landscaping includes benches, walkways, planted areas and three playgrounds. All of the playground surfaces are made from recycled materials and are permeable to help prevent pollution. One of the playgrounds is adjacent to a new community room used for children’s and senior programming. FBHC and UNHP, along with all of their partners, have restored West Farms Square, preserving 526 homes for low- and middle-income families and securing another 40 years of affordability in our community.
