Details: In the 1980’s, former Mayor Ed Koch planned to build a detention center in Chinatown due to its proximity to court area and NYPD headquarter. However, the proposal triggered a series of community protests and rallies with the apprehension of deteriorating security and quality of life. Although the effort to revoke the plan was unsuccessful, through community advocacy and a united front, Chinatown was able to negotiate with the City for a parcel of the land next to the detention center to build the Chung Pak complex. Today, the Chung Pak complex consists of two non-profit organizations that provide 88 senior citizen affordable housing units, 15,000 square feet community facility spaces as well as many retail establishments serving the working families in the Manhattan Downtown area. Our subsidiary, Everlasting Pine HDFC Inc. is a HUD 202 program funded, Section 8 subsidized housing project completed in 1992. The 13-story residential tower provides 88 affordable apartment units to very low and extremely low income senior citizens. The majority of the current tenants are seniors, aged between 85 and 100. The development boasts a series of amenities including accessible facilities and a recently renovated community terrace that allow all tenants to enjoy. We encourage our seniors to stay active hence we hold year-round functions and holiday events at our community room allowing residents to celebrate and interact with one another.

Residents of Grand Street Guild enjoy bright, welcoming lobbies with keypad entry systems that allow residents to safely and conveniently access common spaces. Laundry rooms on the ground floor of every residential tower feature heavy-duty washers and dryers, and are temperature-controlled for year-round comfort. Upgraded in 2017, they are inspected regularly to ensure peak efficiency. Our maintenance building provides a centralized location for refuse storage in addition to housing our security headquarters. Details: Hamilton House, located just off Amsterdam Avenue on 73rd Street, was designed by the architectural firm of Schwartz & Gross and built in 1919 as a neo-Renaissance style hotel building. In its heyday, Hamilton House fit in beautifully with the style and atmosphere of Manhattan’s upper west side. But times changed and by the early 1970’s the Hamilton had become a notorious “welfare hotel.” When the city wanted to shut the building down, some fifty community groups and tenant leaders organized to save it for low-income people in the neighborhood. Cobbling together funding from the City of New York and later the US Department of Housing and Urban Development, Project FIND was able to secure this building as a permanent resource for affordable housing designated for older adults. Today, Hamilton House has 174 studio, one-bedroom and two-bedroom apartments for persons 62 years of age and older who earn less than 80% of Area Median Income, which as of 2021, must not exceed $66,880 for a single person or $76,400 for a couple.

The Prince George is now listed on the National Register of Historic Places. In 2005, Breaking Ground completed the restoration of the building’s 5,000-square-foot Neo-Renaissance ballroom. Working with four other non-profit groups, including Alpha Workshops, Parsons School of Design, Brooklyn High School of Preservation Arts, and YouthBuild, the Neo-Renaissance ballroom was completed as a design-build project by Beyer Blinder Belle Architects. World Monuments Fund has located its permanent exhibition space at the entry foyer/gallery, designed and built by architecture students of the Parsons School of Design. Details: The Wien House is a 14-story, 100-unit facility for low income elderly and mobility impaired. Since it opened in 1990, it’s has been regarded as a model in the low-income senior housing industry, because it was the first facility of its kind in the U.S. to refinance its mortgage through low-income housing tax credits. This provided millions of dollars in physical improvements and enhanced social services. The Wien House currently has a closed waiting list of more than 250 applicants for housing. Residents of the Wien House enjoy modern apartments, 24-hour security, a library, laundry room, computer lab, and solarium, and access to both indoor and outdoor community spaces. The professional staff includes a social worker, who can assist tenants with entitlement services as well as social and mental health issues. Interpretation services are offered to residents in Russian, Spanish, and various Chinese dialects. When the Wien House opened its doors in 1990, the average age of tenants was 67. Now it’s 80, with more than half of its apartments occupied by original tenants, giving credence to how creating a supportive environment for seniors can add to their longevity and independence. The Wien House is managed by the Y and physically connected to the Y’s facility through an indoor passage. This gives tenants easy access to the Y’s numerous social, cultural arts, and recreational services along with its meals program. Additionally, many socialization and recreational programs take place solely for the Wien House residents. These include ESL programs, a weekly coffee hour, day trips, special events, and bingo. The Wien House is the first 100% smoke-free subsidized senior housing center in New York City.
