Location: Brooklyn, NY - 11201 Contact Phone: (800) 324-7055 Details: The Watchtower Society developed the building at 90 Sands Street in Brooklyn's DUMBO neighborhood in 1992 to provide a long-term residence for its volunteers and staff (at one time the building housed more than 1,000 people). In 2018, Breaking Ground acquired the then-vacant building with a plan to transform it into supportive and affordable housing. We completed construction and officially opened the building in the Fall of 2022. Of the 491 apartments at 90 Sands, 185 are affordable to a wide range of New Yorkers, from extremely low-income to moderate-income households. 305 units are home to formerly homeless individuals. One unit is for an onsite building superintendent. The 30-story building features a 24-hour attended lobby, security camera system throughout, multipurpose room for community events and meetings, a digital library/computer lab, fitness room, bike storage, and reimagined plaza space for public use at the corner of Sands and Jay Streets. We also seek to bring in community-serving uses to occupy more than 28,000 square feet of community facility and commercial space on the ground floor and two lower levels. The Center for Urban Community Services (CUCS) provides onsite social services to residents of 90 Sands. Breaking Ground and CUCS have a longstanding partnership and 90 Sands marks our twelfth building together to provide housing and onsite support for formerly homeless individuals and families. Services provided at 90 Sands are available to all tenants and include: case management, primary medical care, mental health services, employment readiness, and benefits counseling, among others. |

The eight-story building is composed of 69 one-, two-, and three-bedroom units as well as 56 studios. 88 units are home to formerly homeless individuals and families, and 37 units are for low-income residents. Edwin's Place was designed by the renowned Robert A.M. Stern Architects. At the corner Livonia Avenue and Grafton Street, the building is set back to accommodate the curve of the adjacent elevated New York City Subway tracks. A metal and glass curtainwall bay above the entry provides a focal point to the south facade and light to the elevator lobbies. A community facility space is incorporated into the ground floor and is home to the nonprofit organization Power of Two. The L-shaped building cradles a sunken courtyard with various outdoor amenities, as well as providing light to lower-level offices for social service staff, a fitness center, a computer lab, and meeting rooms. The upper floors offer a variety of apartments ranging from 300-square-foot studios to 1,100-square-foot three-bedroom units. Pergolas provide shade for a rooftop terrace. The building is clad in a blend of warm beige brick; brick sills and reveals pick up the rhythm of pre-existing apartment buildings nearby. Edwin's Place also demonstrates Breaking Ground's dedication to sustainable and affordable development: the design features a robust yet economical structural system of precast hollow-core floor planks and reinforced concrete block walls; continuously insulated walls, triple-glazed windows, a green roof, and a photovoltaic solar array all contribute to reduced energy use. The project is our first collaboration with the African American Planning Commission, Inc., which provides onsite social services for all tenants of Edwin's Place. |

Rodriguez / Ennead Architects (the firm also responsible for the design of The Standard, High Line), The Schermerhorn grew out of a unique public-private collaboration with private developers Hamlin Ventures, LLC and Time Equities, Inc. As Downtown Brooklyn experiences a wave of market-rate housing development, The Schermerhorn provides a much-needed balance of affordable housing. The eleven-story building offers 116 units for formerly homeless individuals with special needs and, including individuals living with HIV/AIDS. The remaining units are for low-income community residents, the majority of whom are actively pursuing careers in the performing arts and entertainment industries, such as local actors, dancers, singers and filmmakers. The Entertainment Community Fund, which co-sponsored the building, provides social services and emergency financial assistance, health care, housing, and employment and training services to people who work in performing arts and entertainment. The Center for Urban and Community Services provides case management services for tenants with special needs. In keeping with the residence’s emphasis on the arts, The Schermerhorn is home to a dance studio operated by the Brooklyn Ballet, as well as the 2,000 sq ft Mark O'Donnell Theater at the Entertainment Community Fund Arts Center, a 99-seat “black box” performance space. The theater is equipped with professional lighting and sound systems. Residents and community arts organizations utilize the space for rehearsals, performances, films, exhibitions, and other cultural gatherings.
