It was completed in January 2004 and was the first affordable housing development built in downtown Eugene in over 20 years. The overarching goal for the Aurora Building was sustainability. This goal was met by decreasing impact on good soils, using existing infrastructure, encouraging alternate modes of transportation, and being a model for energy efficiency. Aurora is located one block from the downtown Lane Community College (LCC) campus, the mass transit center, the new library, and numerous entertainment, employment, and cultural centers. The project provides 54 units of housing and consists of 11 studio, 35 one-bedroom, and 8 two-bedroom apartments, 14 of which are set aside for LCC students. The rents are affordable to persons at or below 50 and 60 percent of area median income. An on-site Resident Service Coordinator works with tenants to form a resident council, designs enriching activities, and assists residents in accessing a variety of services that will enhance their quality of life. Notable Features: This project includes a geothermal heating and cooling system. The Aurora Building has received numerous awards: OHCS's Excellence in Housing; AIA People's Choice, and Downtown Eugene Inc's "Excellence in Design." |

This project includes a mixture of one, two, and three bedroom townhome style apartments and flats. 10 units in the complex are targeted for National Guard families (currently serving or completed deployment), and 4 units set aside for family clients of VetLIFT, serving homeless veterans with families. A large community garden is shared by residents and Lane ESD school programs next door. All units meet comply with Earth Advantage Certification, which includes Energy Star rated appliances, lighting and windows; low VOC paints, finishes, sealants and adhesive; fresh-air ventilation system designed to promote healthier indoor air; and low-flow water fixtures. In addition, one building (consisting of six units) is built to Passive House standards, with high levels of insulation and other features that will mean extremely low utility bills for tenants.
