Details: Avelina, an affordable rental housing community for seniors includes landscaped grounds, a pond, a community room and an onsite video theatre. When Sisters of the Holy Family sold the land to MidPen, the exchange created one of the Bay Area’s most robust debates about the need for affordable housing in the area. Today, Avelina is a model intergenerational and multi-ethnic community that is welcomed by and integrated into a surrounding upscale neighborhood. Avelina was built on land originally inhabited by Ohlone Native Americans, whose descendants participated in a ceremony blessing the new site and recommended that the development be named after “Grandmother” Avelina Cornates, one of the last full-blooded Ohlones, to whom many living Ohlones in the area trace their lineage.

Details: Century Village is an affordable housing community that provides 100 rental apartments for low-income individuals and families in Fremont. Originally built in 1972, Century Village was acquired by MidPen Housing in 1995 in order to convert it from market-rate to affordable housing. Century Village underwent an extensive rehabilitation in January 2013 and welcomed all residents back by the fall of 2013. The rehabilitation includes both interior and exterior renovations that improve the community’s long-term performance, appearance, and residents’ quality of life. Century Village’s renovation also significantly enhanced the community building with a better layout and expanded spaces for offices, multifunctional community areas, and a large After School Program classroom which will support curriculum from the high-performing school district in which Century Village is located. It is close to BART, major bus lines, and shopping centers.

Details: Funded through the HUD 202 Supportive Housing for the Elderly Program and the Low Income Housing Tax Credit Program, Cottonwood Place includes 98 new affordable apartments for low income seniors aged 62 and older. The development also includes 9,035 sq. ft. of clinic and day center space for On Lok Lifeways, a Program of All-inclusive Care for the Elderly (PACE) provider offering medical, social and supportive services to frail seniors to help them age in place. Cottonwood Place is designed to achieve a high GreenPoint rated score of 200, and is on track to be the greenest multi-family development in California. This innovative community is constructed using sustainable building methods and will incorporate a number of features to ensure its long-term energy-efficiency and sustainability. The development includes an on-site community room, landscaped central courtyard, and raised gardening beds for resident use. The City of Fremont Human Services Department - Senior Support Services Division will provide service coordination to identify needs and connect seniors with community-based services. For nearly 40 years, On Lok Senior Health Services has helped the older members of our community maintain independence and dignity. On Lok Lifeways innovated the PACE model of care, a customized, community based health care service delivery model which integrates comprehensive medical care, social services, meals, transportation and home care. Designed to help the oldest members of the community remain living in their own homes while receiving essential services and support, the On Lok Lifeways Program is currently meeting the needs of seniors at 10 Bay Area centers. On Lok is pleased to expand to its 11th center in Fremont, in partnership with Eden Housing.

Details: Lincoln Oaks Apartments (LOA) is an affordable, accessible apartment building for 11 households in Fremont. Residents are low‐income adults with developmental disabilities living in one‐ and two‐ bedroom apartments, and one unit for an on‐site property manager. LOA is clean, bright and airy. The apartments open to a large, dramatically‐lit lobby featuring artwork by persons with developmental disabilities from Creative Growth Art Center in Oakland. For many of LOA’s residents, this is their first opportunity to live independently. Many attend day programs nearby and others have jobs. Residents share a large community room that has become the heart and living room of the building. Social activities, tenant meetings, celebrations, and movie‐nights are a frequent occurrence. There is also a 4‐station computer lab, laundry facilities, and two beautiful seating areas in the main lobby for residents to enjoy.

Details: Co-developed by MidPen Housing and Allied Housing, Main Street Village offers supportive housing for families and individuals in Fremont's Irvington district. Main Street Village incorporates numerous green buildings features, including bay friendly landscaping, a solar thermal system, energy-efficiency electrical and plumbing features, and on-demand hot water heaters in every unit. The development scored 218 on Build It Green's GreenPoint-rated scale, the highest score of any multi-family project in California to date.

Details: The site of Oroysom Village in the upscale Mission San Jose section of Fremont was offered to MidPen Housing by the Sisters of the Holy Family. Completed in 1999, Oroysom is a model for intergenerational and multi-ethnic communities. Many youth of Oroysom Village actively participate in homework assistance and summer programs, and use the computer center, recently recognized by HUD as a national model. Six rental apartments are reserved for single-parent families who participate in the City of Fremont’s Housing Scholarship Program, a collaborative among service providers to link low-income families in the CALWorks program with case management, job training, childcare, and affordable housing. Oroysom was awarded a Gold Nugget Grand Award of Merit for Best Affordable Housing by the Pacific Coast Builders Conference and the Maxwell Award of Excellence from the FannieMae Foundation.
