Details: Tower on 19th is an affordable senior community comprised of studio, 1-bedroom and 2-bedroom apartments. The property serves lower income households. Mortgage financing was provided by HUD and Prudential Mortgage Capital. Tax-exempt bonds were purchased by Citi Community Capital. Low Income Housing Tax Credits were acquired by Union Bank. Renovation highlights include: significant structural enhancements as part of a large scale seismic retrofit and a brand new fire-life-safety system which includes sprinklers, hardwired alarms with strobes, pressurized stairwells and a back-up generator. The entire building received new energy efficient windows. Both the domestic and heating hot water boilers were replaced with high energy efficient models. The building's exhaust systems were repaired and upgraded. All of the cast iron plumbing lines in the kitchens and bathrooms of every unit were replaced. The Tower roof was replaced and the exterior façade was painted. The unit interiors were completely modernized with new kitchen and bathroom cabinets, countertops, appliances, plumbing fixtures, lighting fixtures, vinyl flooring and carpet. The corridors on each floor received new drop ceilings with energy efficient lighting, new carpeting with wood baseboards, fresh paint, artwork and signage. All of the unit entry doors were fitted with new hardware, smoke seals and sweeps. The elevators were upgraded with new system components and modern finishes. The entire first floor of the Tower was transformed with a new lobby, piano lounge, media room, mail room, leasing offices, laundry room and the addition of an Apple computer-learning center. The 18th floor library/ sky lounge was upgraded and an additional Apple computer-learning center was installed with views spanning the entire county! The social hall building adjacent to the residential building was entirely upgraded and modernized with new lighting, flooring, bathroom improvements and a new kitchen. Finally, the landscaping surrounding the building was beautifully redone to achieve the current standard for water conservation.
