Designed by Susan T. Rodriguez / Ennead Architects (the firm also responsible for the design of The Standard, High Line), The Schermerhorn grew out of a unique public-private collaboration with private developers Hamlin Ventures, LLC and Time Equities, Inc. As Downtown Brooklyn experiences a wave of market-rate housing development, The Schermerhorn provides a much-needed balance of affordable housing. The eleven-story building offers 116 units for formerly homeless individuals with special needs and, including individuals living with HIV/AIDS. The remaining units are for low-income community residents, the majority of whom are actively pursuing careers in the performing arts and entertainment industries, such as local actors, dancers, singers and filmmakers. The Entertainment Community Fund, which co-sponsored the building, provides social services and emergency financial assistance, health care, housing, and employment and training services to people who work in performing arts and entertainment. The Center for Urban and Community Services provides case management services for tenants with special needs. In keeping with the residence’s emphasis on the arts, The Schermerhorn is home to a dance studio operated by the Brooklyn Ballet, as well as the 2,000 sq ft Mark O'Donnell Theater at the Entertainment Community Fund Arts Center, a 99-seat “black box” performance space. The theater is equipped with professional lighting and sound systems. Residents and community arts organizations utilize the space for rehearsals, performances, films, exhibitions, and other cultural gatherings.
