Location: Ithaca, NY - 14850 Contact Phone: (607) 277-4500 Details: 210 Hancock is an anchor in-fill construction project that transformed an entire city block from two vacant buildings surrounded by a surface parking lot into a vibrant mixed-use community that includes mixed-income rental housing, moderate income for-purchase housing sold into the INHS Community Housing Trust, an Early Head Start childcare facility, and not-for-profit commercial space.The project involved the demolition of the existing buildings and parking lot; construction of a 65,000 sq. ft. mixed use building and twelve townhouses; and the reconstruction of two city streets to eliminate automobile traffic and create a landscaped pedestrian/bicycle path and playground, connecting the site to the larger pedestrian/bicycle network throughout the City. Solar photovoltaics that off-set common space electrical usage, an Electric Vehicle Charging Station that is open to the public, and a CarShare vehicle location are included in the project as well. The rental housing at 210 Hancock ranges from apartments that are affordable to households earning 30% of the Area Median Income ($24,600 for a family of four), up to 100% of AMI ($75,600 for a family of four). The seven for-sale town homes are restricted for purchase by moderate-income households earning no more than 80% of AMI, or $60,500 for a family of four. The rental housing was developed using the federal and state Low Income Housing Tax Credit programs, leveraging private investment in the project at a rate of six dollars for every dollar of public subsidy. |

It required several months of blasting and trucking, very careful design and engineering, a mix of financing from a variety of sources and a well qualified development team. The total development cost is approximately 7.4 million dollars with financing provided by the NYS Housing Trust Fund, NYS Low Income Housing Tax Credits, Neighborhood Housing Services of America-CDFI, City of Ithaca’s Urban Renewal Agency, NeigbhorWorks® America and the Federal Home Loan Bank through M&T Bank. Cedar Creek is designed to serve a mix of family types with 44% of the units serving large families in 3 bedroom units, 38% designed as 2 bedroom units and 18% as 1 bedroom units. 15% of the units are fully accessible with an additional 13% fully adaptable. We are located in the heart of downtown Ithaca, within walking distance to shopping, restaurants, banks, places of worship, public library, senior citizens center, and on the public bus line. The entire building is protected with a secure, apartment buzzer, entry system. The main floor includes a spacious air conditioned lounge, plus laundry, activity room, and dining room, available for all residents to enjoy. There are two elevators that service all six floors. Friendly staff keep the building and grounds well maintained, and make sure public areas are clean and secure. We also have two (2) staff members that live on-premises to respond to emergencies 24 hours per day. The Activity Room is a place where residents can use exercise equipment, hold exercise and meditation classes, play cards and board games, use the computers and a large screen magnifying reader, enjoy WiFi services, participate in a morning coffee hour, meet for diversity awareness groups, and arrange other activities of interest. Coin operated washers and dryers are available on the first floor for resident use 24 hours per day. Evening meals may be purchased and enjoyed in this space. This is also the location where most large group gatherings occur such as weekly Tea & Tags events hosted by LUBS, the monthly Town Meeting, and special event parties.
