Details: The Building Envelope Project -- Buildings A, B and C The release of Community Preservation Act funds was approved at Annual Town Meeting (Article 28). Bids have been received and construction is scheduled to begin late summer of 2012 and end late fall 2012. While tenant discomfort and inconvenience is expected, as is true with any residential construction project, the benefits of the completed project will far out-weigh the short-term construction disruption, especially for the residents. Windows The extraordinarily large windows in the three older buildings were installed in 1978, when the buildings were renovated, and have outlived their useful life. These windows are drafty, have moisture issues, and have become troublesome in operation for the apartment population. The main complaint from residents during the year can be directly attributed to the inefficiency of the existing windows. The new energy-efficient windows that have been chosen will not only be more historically aesthetic, but will also be better insulated (reducing energy costs and vastly improving the residents' comfort) and easier to operate, which is particularly important for the resident population. Residents in the three buildings have had an opportunity to review and comment the new windows. Roofs All three roofs have outlived their useful life and are in need of replacement, as they are all developing leaks, cracks and a host of other issues specific to each building (which can be found in the summary report above). The most common problem among the three buildings is the leaking roofs, which at this point, has gone beyond patching as a fix. Masonry The masonry on Building A, built in 1895, needs to be repointed as the masonry joints have eroded and cracked allowing moisture to seep in and create further damage to the structure. The Permanent Building Committee has decided that the masonry on Buildings B and C are not in as dire condition and do not need repointing at this time. The Project Cost

Residential features include: 15 studio-style units with private baths Common areas include parlor, dining room, kitchen, tv room, outdoor patio and deck Located in the center of historic Lexington, MA, convenient to public transportation and cultural amenities 24/7 staff with supports tailored to each individual’s needs and wishes Supportive Living also offers eligible residents rental assistance through the US Housing and Urban Development Department (HUD), under the Section 811 Project Rental Assistance Contract (PRAC). With PRAC, residents pay 30% of their adjusted income toward rent and the balance is subsidized by HUD. Douglas House accepts private payment for three of the units.
