These units were a 2015 rehab project managed by The Vantage Group. NWGHA now owns 100% of the General Partner (GP). The Willingham Village RAD community is located in Rome, Georgia at 5 Frost Drive. The property offers 96 units, consisting of 36 one-bedroom, 45 two-bedroom, 11 three-bedroom, 4 four-bedroom, and 1 five-bedroom units spanning across 29 spacious acres. The property was developed with a combination of Low-Income Housing Tax Credits (LIHTC) and HUD Rental Assistance Demonstration (RAD) conversion of public housing units, and targets lower-income family households earning up to 60% of Area Median Household Income (AMHI). Willingham Village is adjacent to NWGHA's EnVision Center, a centralized hub for resident services which houses an Adult Education program and a community garden. It is also just a half-mile from NWGHA's Gymnasium which houses a full-sized indoor basketball court. The site is also conveniently located to shopping, medical centers to include Advent Health Redmond, a Level 1 Emergency Cardiac Care Center and Level 3 Trauma Center. The site is just 3 miles from Berry College, the largest college campus in the world sitting at 27,000 acres. Amenities include onsite management and leasing office, 24-hour on-call maintenance, laundry facilities, gazebo, and playground. Interior finishes include tile flooring, granite countertops, and Energy-Star appliances. Willingham Village was constructed in 1972 and was part of a 172-unit public housing development for low-income families. In 2014, NWGHA partnered with Vantage Group, a private developer, in what would become NWGHA's first RAD conversion and first LIHTC development. Through the RAD conversion in combination with 4% LIHTCs, 96 units were fully renovated in this first phase of the site's development. |
